01
The challenge
Chorlton Grange is Cube Homes’ most premium address yet: twelve four-bedroom townhouses from £995,000 on High Lane, alongside apartments and restored Victorian villas, in one of Manchester’s most sought-after neighbourhoods.
The first Oakmere ads did the warm-up — one creative, one message, broad targeting. They proved the audience exists and that the renders stop the scroll. But that won’t sell a £1m home. The campaign needed a story, and every channel had to prove it paid for itself.

The idea
Nine months. Three creatives. One address. One objective: reserve off-plan now, sell the rest off the showhome.
Three buyers, each with their own reason to move: families and upsizers who’ve outgrown a three-bed in M20, M21 or M33 and want to stay local for schools; city-centre leavers who want to keep the city but gain a front door; and heritage buyers trading a big period house for a restored villa with less to look after.
Every ad draws from one three-part story — the Place (Beech Road’s cafés two minutes away, parks, schools, the tram into town in 20 minutes), the Homes (The Oakmere, the apartments and villas, parking, EV charging, early-bird upgrades) and the Moment (only twelve townhouses, showhome opening December 2026).

The execution
A new creative every three months. “Your next chapter begins in 2027” launches off-plan reservations. “Now open on High Lane” takes over when the showhome opens, and “Summer starts on High Lane” sells the lifestyle with gardens in leaf and plot-by-plot urgency.
Renders first, then real. A single showhome content day replaces every CGI: dawn-to-dusk photography, presenter walk-throughs, a silent cinematic cut, ten vertical room clips and a Matterport tour — from dressed showhome to live ads in five working days. A second shoot in May captures Chorlton at its best and the first residents moving in.
Meta, built to learn. One campaign, three ad sets — families and upsizers (55%), city-centre leavers (25%) and retargeting (20%) — with Conversions API, Advantage+ placements and creative refreshed every quarter. TikTok runs organically from the showhome opening, with Spark Ads on the clips that already work.
Out of home that follows the buyer’s day, not the city map. Digital screens in Chorlton, Didsbury and Deansgate; six-sheets on the A56 and Princess Parkway commute; Metrolink panels on the Altrincham and Airport lines; premium gym screens — each with its own line. Locally: a hoarding refresh, estate agent windows, door drops to the period-house streets, showhome wayfinding and a stand at Chorlton Arts Festival.
New ways in. Among the first UK housebuilders to advertise inside ChatGPT — there when someone asks where in south Manchester to buy near the tram. And AI turns the CGI we already own into motion, seasons and people (see AI Innovation).
Leads that don’t leak. Every lead lands in one shared sheet with the estate agent and is called within five minutes. A landing page that answers first, current Rightmove and Zoopla listings, brand search and an email nurture catch the demand the other channels create.
